When a smart thermostat is the right fix
If your complaint is "the house is cold when we get home from work" or "I forget to set it back at night" or "I want to control it from my phone" — that is a smart-thermostat problem. The combination of scheduling, geofencing (the house knows when you leave and arrive), and occupancy sensing (room sensors that detect activity) covers most homeowner pain points. The DOE estimates 8-15% savings from proper setbacks, and a smart stat does the setbacks reliably where humans don't. For a single-story ranch or a small two-story in Evansville or Princeton, a smart thermostat alone is usually plenty.

When smart thermostats are NOT the answer
If your real problem is that the upstairs bedrooms are 8°F hotter than the downstairs living room in summer, no thermostat fixes that — because the thermostat only knows about the room it's in. You can install a second smart thermostat upstairs but unless you have separate ductwork going to that floor (rare in retrofit) you're still feeding the same air at the same temperature to both floors. The temperature you measure changes; the underlying physics doesn't. Zoning is what addresses room-to-room temperature differential because it physically redirects airflow.

What a smart thermostat actually does
A smart thermostat is a learning controller. It has a clock, a temperature sensor, occupancy detection (PIR or remote sensors), Wi-Fi for app control and weather data, and software that decides when to ramp the system up to meet the schedule. The key features that save money are: schedule-based setbacks (8 hours at 78°F instead of 72°F in summer saves real energy), geofencing (the system goes to setback when both phones leave the house), and remote sensors (control to where people actually are, not just the hallway). The savings number depends on how poorly the family was managing the thermostat before.
How HVAC zoning physically works
A zoned system has a zone control panel (Honeywell, Lennox iHarmony, EWC Ultra-Zone), motorized dampers in the supply ductwork to each zone, and a thermostat in each zone. When zone A calls for cooling, the panel opens the damper to zone A and closes the dampers to other zones, then runs the equipment. When zone B calls, vice versa. When both call, both open. The panel also manages a bypass damper or modulates equipment speed to handle small zone loads without freezing the coil. A typical residential zoning install handles 2-4 zones.
Where the dampers go
Dampers install in the supply trunks — the main ducts leaving the air handler — at the branch points to each zone. In a finished home, this requires access to the ductwork, usually from a basement, attic, or mechanical closet. We map the existing ductwork before quoting because retrofit zoning depends entirely on whether the ducts are physically reachable. If the supply runs are buried in finished ceilings with no access, retrofit zoning may be impractical and the conversation shifts to mini-split or ductless solutions for the problem rooms.
Why multiple smart thermostats aren't zoning
Some homeowners install two Ecobees in a two-story house and expect different temperatures upstairs and down. It doesn't work that way. With a single air handler and shared ducts, whatever air is in the supply duct goes everywhere there's an open register. Two thermostats with no zoning just means both are watching the same air — they'll both report the same average temperature eventually because the ducts aren't isolated. Real zoning requires motorized dampers physically separating the zones. The "extra thermostat" doesn't change the airflow at all.

The diagnostic question is always: measure first, then fix. If the upstairs duct is delivering 30% less CFM than calculated, fix the duct. If the ducts are right but the load is unbalanced (more glass upstairs), zone it.

Typical residential zoning runs $1,500-4,500 installed depending on the number of zones, accessibility of the ducts, and whether you need to integrate with variable-speed equipment. A 2-zone system on accessible basement ducts is at the low end; a 4-zone retrofit with attic access and an upgraded zone-aware variable-speed system is at the high end. We always quote after measuring — the price varies dramatically with the existing duct layout.
03 Can I zone my house if it has only one furnace?
Usually yes — that's what zoning is for. The zone control panel and motorized dampers let one furnace and AC serve multiple zones independently. The catch is that the equipment has to be able to handle small zone loads without short-cycling, which is why we strongly recommend variable-speed equipment when zoning. Single-stage equipment can zone but needs a bypass damper to dump excess air, which costs efficiency.
04 What about mini-splits instead of zoning?
For specific problem rooms — a sunroom, an addition, a bonus room — a ductless mini-split is often a better answer than retrofitting zoning into the central system. It's its own zone with its own thermostat and doesn't depend on existing ductwork. For whole-house comfort with 3-4 zones, central zoning is usually more cost-effective. 05 Do smart thermostats work with all HVAC systems?
Most modern smart thermostats need a C-wire (common wire) for continuous power. About 70% of SW Indiana homes have one already; the rest need either a C-wire added or an adapter. Heat pump systems with auxiliary heat need a thermostat that supports the right staging (Ecobee Premium, Honeywell T10 Pro).
