Not Enough Hot Water

You used to be able to run the dishwasher and take a shower at the same time, but now you’re lucky if the hot water lasts for one person. This is the most common complaint we hear. It often points to a failing heating element in an electric unit, a clogged burner assembly in a gas heater, or a faulty thermostat that can't properly regulate the temperature. It can also mean the tank is so full of sediment that there’s very little room left for water to be heated.

Discolored or Rusty Water

If you turn on a hot water faucet and see brownish, rusty water, that's a major red flag. This almost always means the inside of your steel water heater tank is corroding. The sacrificial anode rod, which is designed to prevent this, has likely been completely used up, and now the tank itself is rusting from the inside out. This is a direct warning that the tank's structural integrity is compromised and a leak is imminent.

Strange Noises from the Tank

Popping, cracking, or a low rumbling sound coming from your water heater is not normal. These noises are caused by layers of mineral sediment—a common issue with the hard water in our region—that have settled at the bottom of the tank. When the burner or heating element kicks on, it has to heat the water through this layer of gunk, causing pockets of water trapped underneath to boil and pop. This process is incredibly inefficient and puts a huge amount of stress on the tank itself.

Leaks or Puddles Around the Unit

Any sign of water around the base of your water heater demands immediate attention. A leak can come from a few places: the connections at the top, the temperature and pressure (T&P) relief valve on the side, the drain valve at the bottom, or a crack in the tank itself. Finding the exact source is critical. A slow drip from a fitting is one thing, but a leak from the tank body itself means the unit has failed and is at risk of a major rupture.

Unpleasant Odors from Hot Water

If your hot water has a distinct "rotten egg" smell while your cold water smells fine, you have a bacterial issue inside your tank. This is caused by a reaction between sulfate-reducing bacteria and the anode rod, creating hydrogen sulfide gas. While not usually a health risk, it makes using your hot water unpleasant. Heavy Sediment Buildup

This crust acts as an insulator, forcing your heater to work much harder to heat the water, which wastes energy and can cause the tank to overheat and fail prematurely. Anode Rod Deterioration

Every tank-style water heater has what's called a sacrificial anode rod. Its entire job is to corrode so the steel tank doesn't. After a few years, this rod will be completely eaten away. Once it's gone, the water begins attacking the inside walls of the tank, leading to rust, leaks, and eventual failure.

Faulty Heating Elements or Burner Assembly

The components that do the actual work of heating the water don't last forever. In electric heaters, the heating elements can burn out or become caked with scale, reducing their effectiveness. In gas heaters, the burner assembly can become clogged with rust or debris, leading to a weak flame, or the thermocouple sensor can fail, shutting the whole system down.

Pressure and Temperature Valve Failure

The temperature and pressure (T&P) relief valve is your water heater's most important safety feature. If the pressure or temperature inside the tank gets too high, this valve is supposed to open and release it. These valves can get stuck or fail over time, creating a potentially dangerous situation or causing a constant, annoying drip.

Simple Old Age

A standard tank water heater has a typical lifespan of about 8 to 12 years. As a unit gets older, its efficiency drops, components wear out, and the risk of a tank leak increases dramatically.
