Cast iron rots from the inside out — the bottom of the pipe (the invert) channels first, eventually leaving a slot that collects waste and roots come in through. Clay tile fails at the joints, which were originally sealed with cement or oakum that breaks down — roots enter through these gaps and eventually crack the tile. Orangeburg is the worst: it's bituminized paper pipe used roughly 1945-1975, and it deforms (becomes oval and eventually pancake-flat) and rots simultaneously. PVC is the most stable but can crack from ground heave or be crushed by heavy equipment. Each material has a different failure curve and a different repair strategy.
Why tree roots find sewer pipes
Tree roots don't seek out sewer pipes — they seek water and nutrients, both of which leak from any compromised sewer joint. Once a single hairline root finds the moisture, it grows toward the source, enters the pipe, and explodes into a mass of fine roots inside the warm, nutrient-rich environment. Silver maples, willows, and elms are the worst offenders in our region — they're aggressive water-seekers with shallow root systems. Modern trenchless options — pipe bursting and cured-in-place lining (CIPP) — let us replace or rehabilitate a sewer lateral without excavating the entire run. Pipe bursting pulls a new HDPE pipe through the old one while shattering the old pipe outward; CIPP inflates a resin-saturated sleeve inside the old pipe and cures it in place, creating a new pipe inside the old. Not always. A single slow drain — say, just the upstairs bathroom sink — almost always points to a clogged trap or vent at that fixture, not the main sewer. But two or more slow drains on different fixtures, especially when one is at the lowest point of the house, almost always points to a partial blockage in the main line. The rule of thumb: more than one fixture means main line.

If your home is older than the lower end of these ranges, an inspection is overdue regardless of symptoms.
05 Will my homeowner's insurance cover a sewer line repair?
Almost never for the line itself — sewer laterals are considered homeowner-maintenance, like a roof. Some policies cover resulting damage (the flooded basement) but not the cause (the broken pipe). A service-line endorsement is available from many insurers for $30 to $80 per year and covers the lateral up to a stated limit.
